The community located at 1512 60th Avenue in Greeley, Colorado offers sweeping views of the Front Range Mountains with convenient access to walking, shopping, restaurants, medical care and public transportation. The four-story, mid-rise 96-unit, 62+ senior community provides a mix of high-end one-bedroom and two-bedroom units. Baron Design and Associates’ thoughtful and sustainable design features a host of amenities designed to promote active community engagement including state-of-the-art fitness studio, outdoor patio gathering area with grills, raised bed planters, walking trails, putting green, fireside lounge, entertainment kitchen and dining area, library and cybercafé.

Peakview Trails represented a unique opportunity to provide replacement housing for seniors in Weld County negatively impacted by the devastating 2013 floods. The senior community was made possible in part through joint 4% LIHTC/State LIHTC/CDBG-DR and Private Activity Bond recovery funding from the Colorado Housing and Finance Authority and The Colorado Division of Housing. Also, key were equity partners Raymond James and Gardner Capital, consulting partners The Highland Group and Daniel G. Morgan and Associates, Greeley Chamber of Commerce and management partner Greeley Weld-County Housing Authority.

Peakview TrailsPEAKVIEW TRAILS, is nearing the final quarter of construction. As masonry, drywall, priming, texturing and painting are completed, Project Manager Chip Madeley, PMP is on schedule and plans to complete the project in September. As progress continues, those watching have the elevators, exterior installation finishes, doors and cabinets, plumbing and electrical finishes to look forward to. With final construction and finishes on the horizon, cleaning, staging, and move ins are just around the corner. Hamilton Builders and Four Corners Development are excited to share the finished product soon.

Four Corners Development, LLC was awarded $987,140 in State Low Income Housing Tax Credits (disaster recovery) and $635,718 in 4% Federal Low Income Housing Tax Credits from Colorado Housing Finance Authority (CHFA) for a development in Greeley, Colorado. Four Corners Development was also awarded a $3,500,000 (CDBG) Disaster Recovery funds from the Colorado Division of Housing for this project. These funds are due to the flood impacted area in Boulder, Larimer and Weld Counties.

Four Corners Development is based in Springfield, Missouri. It is anticipated that the Greeley-Weld Housing Authority will be the property manager as well as providing an on-site activities coordinator. They have also shown their commitment to Peakview Trails by providing project based vouchers.

Peakview Trails, an affordable tax credit apartment community in the City of Greeley, Colorado, will provide a total of 96 units with a mix of both one- and two-bedroom options. Four Corners anticipates having site plan approval by July and being able to start construction in November 2016.
